Victoria Beliso approaches real estate as a hands-on advisor, not a transaction processor. She works directly with clients from the first conversation through closing, helping them understand the property, the contract, the numbers and the decisions that can shape long-term ownership.
A Los Angeles native, Victoria has lived in San Gabriel, Toluca Lake and Valencia. That Valencia connection gives her useful context when helping buyers evaluate Esprit — not simply as a Richmond American new-home collection, but as part of the broader Santa Clarita Valley and the continuing growth of Valencia by FivePoint.
Victoria has worked full-time in real estate since 2008, representing buyers, sellers and investors throughout Southern California. Her style is practical: identify what matters, compare the real tradeoffs, negotiate carefully and keep the process moving without losing sight of the client's larger goals.
Victoria's background did not begin in real estate. Growing up in Southern California, she spent part of her early life in entertainment as a Disney Mouseketeer and competed nationally and internationally as a baton twirler, earning championship titles along the way.
Those experiences built habits that translate naturally to real estate: preparation, timing, attention to detail and the ability to stay composed when a decision has to be made quickly. Those qualities matter when a quick move-in is repriced, an incentive changes, a preferred homesite becomes available or a design-selection deadline is approaching.
Victoria's business has grown through repeat clients and referrals. She values long-term relationships and the confidence that comes from clients knowing the person giving the advice is also the person responsible for guiding the transaction.
Good representation should make a complicated decision clearer. Victoria focuses on the information and tradeoffs that materially affect the purchase, not just the presentation.

With Esprit, the advertised price is only one piece of the equation. Victoria helps buyers compare homesite premiums, options, completed design packages, incentives, HOA costs and special taxes.
When a community has several quick move-ins, the best value may come from comparing position, yard, view, completion date and builder motivation rather than automatically choosing the lowest headline price.
A new home should work now and still make sense years later. Victoria helps buyers consider livability, marketability and ownership cost before the model-home excitement takes over.
Esprit occupies a distinctive place in Valencia by FivePoint: larger two-story detached homes, a more upscale current specification and a meaningful supply of quick move-in inventory. For buyers who want more space without moving into the very highest luxury tier, Esprit can sit in an attractive middle ground.
Esprit's current inventory creates more choices than many new-home collections: multiple quick move-ins, three plans, different homesite positions and a range of completed design packages. That makes careful comparison especially valuable.
Victoria can help you compare Nathanson, Netley and Newarke; evaluate a quick move-in against a personalized build; review yard size, view, orientation and privacy; and compare the full ownership picture including options, incentives, HOA obligations and special taxes.
She can also help you compare Esprit with Richmond American's smaller Lumin collection or other FivePoint choices such as Sutton, Hollis, Lark or higher-tier luxury options when the same budget could buy a very different combination of home size, lot and included features.
The builder's sales representatives work for the builder. If you want Victoria involved as your buyer's agent, contact her before your first Richmond American registration or model-home visit so builder representation requirements can be handled correctly from the beginning.
Whether you're focused on Esprit, comparing it with Lumin or another Valencia collection, or deciding between new construction and resale, start with a conversation.
