Esprit residents are part of the broader Valencia by FivePoint community. FivePoint currently describes neighborhood amenities that include parks, playgrounds, trails, gardens, a community pool and other gathering spaces.
That broader setting matters when comparing Esprit to a stand-alone subdivision. The house is only one part of the purchase; the surrounding trail network, recreation spaces, future development and evolving neighborhood services shape everyday life as the master plan continues to build out.
Esprit currently has a meaningful supply of quick move-in homes, but Richmond American also promotes the traditional new-build path: choose a homesite, structural options, exterior style, fixtures and finishes when construction timing still allows.
A quick move-in can reduce the wait and make the final price easier to see. A personalized home can provide more control but may introduce more decisions, option costs and construction timing. Neither is automatically better; the right choice depends on priorities, budget and how much customization is still available.
