Two Richmond American Collections • Two Very Different Price & Size Tiers
Esprit is a single Richmond American Homes collection, so there are no smaller named subdivisions inside Esprit to invent for a "neighborhoods" page. The comparison that actually helps a buyer is Richmond American's other current collection in Valencia by FivePoint: Lumin.
The two collections share a builder and access to the broader FivePoint Valencia environment, but they serve very different buyers. Esprit starts with a 2,720-square-foot home and extends beyond 3,200 square feet. Lumin begins at approximately 1,500 square feet and tops out around 2,070.
The price gap is equally meaningful. FivePoint currently advertises Esprit from the low $900,000s and Lumin from the upper $600,000s. That makes Lumin the natural same-builder alternative for buyers who like Richmond American but do not need Esprit's larger footprint or higher price tier.
Start with Esprit, compare Lumin, then look at the differences that matter beyond the advertised starting price.
Esprit is Richmond American's larger current FivePoint Valencia offering, with three two-story plans that begin where many nearby collections end.
Nathanson is approximately 2,720 square feet with 4–5 bedrooms and 3 baths. Netley grows to approximately 2,960 square feet with 4 bedrooms and 4.5 baths. Newarke reaches approximately 3,230 square feet with 5–6 bedrooms and 4.5 baths.
Esprit's current FivePoint presentation also emphasizes upgraded architectural and interior features: 10-foot first-floor ceilings, 9-foot second-floor ceilings, quartz surfaces, custom cabinetry, premium Monogram kitchen appliances, covered outdoor living and solar paired with battery backup.
For a buyer who expects to use the extra bedrooms, bath count, larger gathering spaces or outdoor living, Esprit's higher price tier may buy real functional value. The important question is whether those features solve needs that justify the additional purchase price and monthly carrying cost.
Pricing and specifications are a dated snapshot reviewed August 19, 2026 and should be verified for the specific home.
Lumin is the most direct same-builder alternative to Esprit for a buyer who wants Richmond American construction and personalization opportunities in a smaller package.
FivePoint currently lists Lumin from the upper $600,000s, with plans ranging from approximately 1,500 to 2,070 square feet, 3–4 bedrooms and 2.5–3 bathrooms. Current examples include the 1,500-square-foot Naylor and the approximately 2,070-square-foot Norton.
The smaller footprint changes the buying equation substantially. A buyer may give up Esprit's larger room count, higher bath count and more expansive living areas, but can potentially enter the same master-planned environment at a materially lower advertised price.
For some households, that difference is not a compromise at all. If three bedrooms and roughly 1,500–2,000 square feet are enough, the money not spent on unused square footage may matter more than Esprit's additional capacity.
Lumin information is included as same-builder context. EspiritValencia.com remains focused on Esprit at Valencia.
Same builder. Same broader master plan. Very different scale and price position.
| Collection | Builder | Published From | Approx. Size | Bedrooms | Baths | Best Starting Question |
|---|---|---|---|---|---|---|
| Esprit | Richmond American | Low $900Ks | 2,720–3,230 sq. ft. | 4–6 | 3–4.5 | Will we use the additional space and upgraded specification? |
| Lumin | Richmond American | Upper $600Ks | 1,500–2,070 sq. ft. | 3–4 | 2.5–3 | Would a smaller footprint meet our needs at a lower entry point? |
Published starting ranges and plan ranges were reviewed August 19, 2026. Builder pricing, releases, incentives, homesite premiums, options, HOA costs and special taxes can change.
Esprit and Lumin are different home collections within the same larger FivePoint Valencia environment. Buyers in either collection are evaluating more than the house itself: parks, trails, pools and recreation, future development, neighborhood connections and the way the master plan continues to evolve all contribute to the ownership experience.
When two communities share a builder, the differences are easier to isolate. These four questions usually matter more than the marketing headline.
Esprit can add more than 1,000 square feet over the smallest Lumin designs. Extra square footage has value only when it serves real household needs.
Compare the exact included-feature sheets. Esprit's current feature story is more upscale, but quick move-ins and option packages can vary from one home to another.
A smaller home on a preferred lot may be more compelling than a larger home with less privacy, less outdoor space or a location you like less.
Base price is only the starting point. Compare premiums, design selections, solar/battery terms, HOA obligations, special taxes and financing incentives.
Richmond American currently has quick move-in opportunities in both Esprit and Lumin. That gives buyers a chance to compare finished or near-finished homes where the actual price, design package and completion timing are more concrete.
A current FivePoint quick-move-in search, for example, shows Esprit Nathanson opportunities in the $900,000s while Lumin quick move-ins include smaller homes below that tier. Those snapshots can change quickly, so the useful exercise is to compare what is available on the day you are ready to buy.
Victoria can help build a side-by-side worksheet using the actual homes: purchase price, square footage, homesite, yard, options, incentives, expected closing date, HOA, special taxes and financing. That is a much cleaner decision than comparing two "from" prices.
Ask Victoria to Compare Current Homes
Victoria has worked full-time in real estate since 2008 and has personally lived in Valencia. She can help buyers compare Esprit with Lumin and other FivePoint choices based on the complete purchase rather than the model-home presentation alone.
For Esprit, that means evaluating Nathanson, Netley and Newarke, quick move-ins versus personalized builds, homesite premiums, outdoor space, included finishes, incentives, HOA obligations and special taxes before deciding what represents the best value.
